The risk in a commercial removal is rarely the removal itself. It is what travels while the material is being handled: dust and fibres moving through open ceilings, shared plenums and running HVAC. So the work area is isolated, the path to the exit is protected, and mechanical systems in the zone are addressed before anything is disturbed. Only the material that has failed is removed, and what is sound is left in place.

Why remove it instead of adding on top?
Material that is wet, contaminated, compacted or full of debris will not perform no matter what goes over it, and it hides whatever caused the problem.
How is dust controlled in an occupied building?
The work zone is contained and the material is vacuumed out into sealed bags rather than handled in the open. Access routes are agreed with you in advance.
What happens to the material afterwards?
The old material is bagged, removed from the site and disposed of. The cavity is left clean and ready for whatever goes back in.
