Where do you start on a house?
At the attic plane. That is where most of the heat leaves and where most of the moisture problems begin. Eco-Therma works out insulation depth and coverage, air leakage paths and whether the ventilation path is clear — remotely, from your address and attic size.
How do I know if my attic insulation is not enough?
The usual signs are cold rooms in winter, a hot upper floor in summer, ice at the roof edge, and heating bills that climb without a change in habits. None of them proves the cause on its own, which is why what matters is the depth and condition of the insulation already up there. Eco-Therma establishes both remotely, from your address and attic size.
What does a remote quote look at?
Eco-Therma works from the address, the attic size and what the house is doing: insulation depth and condition, air leakage paths through the ceiling, soffit intake and roof exhaust, and any signs of moisture or contamination. You get a range and a recommendation based on what is actually limiting the attic, not a standard package.
Do you check the whole attic or just above that room?
Both. The room in question tells Eco-Therma where the local defect is, and the rest of the attic tells us whether the same defect exists elsewhere.
Do I need insulation, ventilation or air sealing?
Often more than one, and the order matters. Sealing the air leaks usually comes before adding insulation depth, because insulation slows heat transfer but does not stop air movement. The quote tells you which one is actually limiting your attic.
Why do different problems have the same symptom?
Because insulation, air leakage and airflow all affect how a house holds temperature. A cold room, a hot second floor and a high bill can each come from any of them, or from a combination, which is why the quote names the limiting one instead of a standard package.
Will you just tell me to add insulation?
No. Adding depth is the right answer when the measured coverage is short and the existing material is sound. When air is leaking, when material is wet or contaminated, or when the attic cannot breathe, something else comes first.

Depth is only half the answer. Insulation slows heat from passing through, sealing stops air from carrying it out, and the two are measured separately.

How much insulation should an attic have in Ontario?
The right target for a specific attic is set after measuring what is already in place: how deep the existing layer is, how evenly it sits, and what shape it is in. A number chosen before that measurement is a guess.
Can new insulation go on top of the old insulation?
Often yes, when the existing material is dry and in good condition. If it is compacted, wet or contaminated by animals, it is removed first, because adding new material on top traps the problem instead of correcting it.
Does uneven coverage really matter?
Yes. Heat takes the easiest path, so the thin areas carry more of the loss than their share of the surface.
Is my insulation too old?
Insulation does not expire, but it settles, compresses and can be disturbed. What matters to Eco-Therma is the measured depth and its condition, not its age.
Do you seal air leaks before adding insulation?
Where leakage is found, yes. Adding depth over an unsealed ceiling leaves the air movement in place, and air movement carries more heat than most homeowners expect.
Is air sealing more important than insulation?
Air sealing and insulation do different jobs. Sealing stops air from carrying heat out, insulation slows heat from passing through. In most attics sealing comes first because air movement carries more heat than homeowners expect.
Where are the leaks usually found?
In the places nobody looks: the attic hatch, the top plates where interior walls meet the ceiling, plumbing and wiring penetrations, and around recessed lights. They are small individually, which is exactly why they are missed and why they add up.
Can you seal a house too tightly?
A house needs controlled air exchange. The goal is to stop uncontrolled leakage through the envelope, not to eliminate ventilation.
Removal and replacement
When the old layer has to come out.
Adding new material over a problem hides it and you pay twice. What stays and what goes is settled in the quote, not on the day of the work.

When does insulation have to be removed instead of topped up?
When it has been wet, compacted, or contaminated by animals. In those cases adding new material on top traps the problem instead of correcting it.
Do you remove all of it?
Only what needs to go. Material that is dry and in good condition can often stay, which is established during the assessment.
Is the house protected during removal?
The work area and the path to the exit are protected, and the material is extracted rather than carried through the house in open bags.
Can wet insulation dry out on its own?
In an attic, generally not. It stays damp long enough to affect the wood around it, which is why Eco-Therma removes affected material rather than leaving it to dry.
Do you repair the roof leak too?
Eco-Therma confirms the source during the assessment and tells you plainly what has to be repaired before new insulation goes in.
Do you handle the mess?
Eco-Therma extracts old material with professional equipment rather than carrying it through the house in open bags, and the access path is left clean.
Mold, moisture and contamination
Mold comes back when the moisture stays.
Cleaning treats what is visible. The source is usually warm indoor air leaking into the attic, a fan discharging into it, or a roof leak, and correcting it is part of the work.

Why does attic mold come back after cleaning?
Because the moisture that fed it is still there. Correcting the source is part of the work, not an upsell.
Do you test the mold?
Visual staining is not a species identification. If testing matters for your situation, that is a separate specialized service.
How do you tell condensation from a roof leak?
Condensation tends to be widespread and follows cold surfaces and nails. A leak is usually localized around a penetration or a valley, and it changes with rain rather than with cold.
Where does the moisture come from in the first place?
Almost always from inside the house. Showers, cooking, laundry and simply breathing put moisture into the air, and it reaches the attic through gaps in the ceiling or through a fan that discharges into the attic instead of outside. Finding the source comes before anything else.
What if animals got into the insulation?
Eco-Therma removes affected material, then decontaminates and sanitizes the area. Entry points at the eaves and soffits are part of what we look at.
What does decontamination include?
Removal of animal matter and contaminated materials, treatment of the affected surfaces, and odour control. The extent is established during the assessment.

Ventilation and airflow
Vents only work with intake.
Exhaust at the roof and intake at the soffits are one system. Adding one without the other moves very little air, which is why both get checked from inside the attic.

Do I need more roof vents?
Not necessarily. Exhaust only works with matching intake at the soffits. If intake is blocked, adding exhaust can pull conditioned air out of the house instead of drawing outdoor air through the attic.
What are baffles?
Baffles are channels installed at the eaves that keep insulation from covering the soffit openings, so air can still enter above the insulation.
How do I know if my soffits are actually open?
From inside the attic, at the eaves. From the ground a soffit can look perfectly normal and still be sealed behind by insulation, paint or a solid panel with no perforations. That is why the intake is checked from above rather than from the driveway.
Is ventilation part of an insulation project?
Ventilation is checked on every attic Eco-Therma works in, because insulation and airflow have to work together.
Will more roof vents fix condensation?
Ventilation helps the attic dry, but it cannot keep up with an active leak of moist air from the house. Eco-Therma seals the source first.
Is a hot upstairs an insulation problem or a ventilation problem?
The cause can be either, and often both. Ventilation controls how much heat the attic holds. Insulation controls how much of that heat reaches your rooms. The assessment establishes which one is limiting.
Does this affect my roof as well?
Yes. A hot attic ages roofing materials faster, which is part of why airflow matters beyond comfort.

Will adding attic insulation fix one cold bedroom?
Sometimes, but not always. If the room is losing heat through air leaks, adding insulation on top of those leaks does not stop the air movement. Sealing comes first, then insulation depth is brought to target if it is short.
How do you know which room is losing the heat?
Eco-Therma inspects the attic above the affected rooms and measures the insulation depth at several points. Thermal imaging can confirm where warm air is escaping.
Can insulation fix a room that is always warmer than the others?
Insulation can help if the ceiling above the warmer room is under-insulated or leaking air. If the difference is driven by sun exposure or how air is distributed, insulation reduces the swing without removing it.
Could the problem be the heating system rather than the attic?
The heating system can be the cause, and that is worth knowing before anything is installed. Undersized equipment, a closed damper or unbalanced ducts produce the same complaint as an insulation gap. The assessment says which one the evidence points to, and if it points to the mechanical system Eco-Therma says so.
Why is that one room colder than everything else on the floor?
Because it sits above unheated space while its neighbours sit above heated rooms. The floor of a room over a garage faces the same outdoor conditions as an exterior wall, and it was often built without being treated that way.
Should the garage ceiling or the room floor be insulated?
Eco-Therma normally works from the garage side, in the ceiling assembly, because that is where the cavity is accessible without disturbing the finished room above.
Will this make my garage warmer?
No, and that is the point. Insulating the ceiling separates the heated room from the unheated garage, so heat stays in the room instead of going into the garage.
How much will I save?
Eco-Therma does not publish a savings figure, because it depends on your current insulation level, how leaky the house is, your equipment and your rates. What an assessment can tell you is what is deficient and what correcting it changes.
What gives the biggest improvement first?
In most Ontario attics, Eco-Therma seals the air leaks before adding depth. Air movement carries more heat than most homeowners expect, and insulation does not stop it.

Are ice dams caused by cold weather?
Cold weather is the trigger, not the cause. Ice dams need heat reaching the roof from inside, which melts snow that then refreezes at the cold edge. Two identical houses in the same storm behave differently because their attics differ.
Should I add insulation to stop ice dams?
Not as a first step. If warm air is leaking into the attic, Eco-Therma seals those paths first. Insulation depth is then brought to target if it is short.
Will heated cables solve it?
Cables manage the symptom at the roof edge. They do not address the heat loss that creates the melt, so the underlying condition remains.
Is attic frost normal in an Ontario winter?
A trace of frost during an extreme cold snap is common. Repeated or widespread frost is not, and it means indoor air is reaching the attic.

What should I have ready?
Eco-Therma needs the property address, roughly how big the attic is, and what you are noticing in the house. Photos help but are not required.
How long does a typical attic project take?
Most residential attic projects are completed in a single visit. Removal, remediation or decontamination can add time depending on what is found. The Eco-Therma assessment establishes the scope before anything is scheduled.
Can you work in a finished house?
Yes. Eco-Therma works from the attic access, and the work area and the route to it are protected. For walls and enclosed cavities we use methods that limit disturbance to finished surfaces.
Is this urgent?
Comfort and energy problems can wait for a plan. Active water, mold growth or animal contamination should be looked at sooner, because the damage keeps extending while it sits.
